What is a legionella risk assessment?

A Legionella risk assessment identifies where Legionella bacteria could grow in your water systems and how likely it is to harm the people in your building.

It’s a legal requirement for landlords, business owners, and anyone responsible for managing a building. We help you meet your duty with a clear, actionable assessment that takes the stress out of compliance.

At ClearSafe, our assessments are fully compliant with ACOP L8, HSG274, COSHH and the Health & Safety at Work Act 1974, so you’re covered, every step of the way.

What happens during in the assessment?

Our assessor will visit your site to inspect your water system in detail. This includes looking at how the system is set up, how it’s used day to day, and where any risks might exist including temperature issues, areas of stagnation or poor circulation, and outdated or unmaintained assets.

You’ll receive a written report that includes a schematic of your system, a breakdown of roles and responsibilities, and a set of clear, practical recommendations. If any remedial actions are needed, we’ll tell you exactly what they are and why.

The process is straightforward, disruption is minimal, and you’ll walk away knowing exactly where you stand.

Even low-risk systems must be reviewed and documented

If you’re responsible for a property, you have a legal duty to assess the risk of Legionella, regardless of the building’s size or complexity.

That’s where we come in, helping you meet your obligations with clear advice and no added stress.

Landlords

Landlords must carry out a Legionella risk assessment for every property they rent out at least every two years, including flats, single lets and HMOs.

Block Managers

Block managers are responsible for shared water systems across all of their residential buildings, including tanks, risers and communal outlets.

Social Housing Providers

Social housing teams must assess and control Legionella risk across all managed properties by law, ensuring tenant safety and compliance.
